The plan for these vacant parcels is to create critical mass in an area of the city that has been slow to develop for decades. The parcels present the opportunity to close the gap, both physically and socially, between the recent mixed-use development that has brought urban vibrancy back to nearby East Burnside and SE 28th Ave. The first lot to be developed is a 24-foot wide by 100-foot deep lot with frontage on Ankeny Street. Two separate buildings will be sited on the lot, both with two units each. The front building will have one commercial unit at grade and a studio apartment above with roof top access, oriented horizontally to the street. The rear building will have two residential loft style units each with private outdoor space, oriented vertically to the mid-block courtyard. The outdoor space between the buildings will be part of the mid-block courtyard / walkway and will contain a bicycle garage. The buildings will be clad in tongue and groove cedar siding and metal panels. The metal panel siding will face the zero lot property lines only. All roofs will be green roofs, while all pavers are pervious and storm water will be treated on site.
